Two area measures

Gross floor area is measured to the centre line of external and party walls; net usable area is the usable space inside. In the table above, the net area is roughly 4–8 m² smaller than the gross area, depending on the type.

When comparing a price per m², ask which area it is based on. The April 2026 indicative price did not state this basis.

Sample floor plans

One-bedroom plans include A2.1, A2.2 and A2.3. Plan A1.3, despite its A1 code, is a two-bedroom layout grouped with B1.1 and B1.4. Three-bedroom plans include D1.1, D1.2, D2.1 and D2.2. The images show only some of the variations.

Handover standard

  • Apartments are handed over with a basic finish: painted walls and ceilings, tiled living, kitchen and wet-area floors, laminate bedroom floors, sanitary fittings and an electronic main-door lock.
  • Material brands are listed “or equivalent”, so a specific brand is not guaranteed.
  • The project Q&A states that a full smart-home system is not included. Loose furniture in the plans is illustrative only.
  • Commercial units are handed over as a bare shell with provision for a kitchen.

FAQ

Frequently asked questions

Which apartment type is most common at Persa Place?

Two-bedroom apartments, with 168 units, followed by two-bedroom+ (84) and one-bedroom+ (72).

What is the difference with a “+” apartment?

A “+” apartment adds a flexible room that can serve as a study or extra room. For example, a 1BR+ is 44.8–49.1 m² gross compared with 38.0–44.1 m² for a 1BR.

Are apartments furnished at handover?

They come with a basic finish (paint, flooring, sanitary fittings, electronic lock). Loose furniture is not included and there is no full smart-home system.

Is the contract area gross or net?

Vietnamese apartment sale contracts usually use net usable area as the payment basis, but always read the appendix for the specific unit. The Persa Place brochure shows both.
