Buying a Persa Place apartment on the resale market

Gamuda Land announced that all 420 Persa Place apartments sold at the May 2026 launch. As the building is still under construction, the usual route now is to take over a sale contract from an existing buyer. This page explains the process and what to check.

Availability

The launch sell-out is a historical result; it does not mean you cannot buy. Happy Land can look for resale units, or primary units if any become available, to match your needs. As of the update date, no specific unit or asking price has been verified; see Price & availability for the indicative price.

How a contract transfer works

  • Choose a unit and obtain the seller’s details: unit code, transfer price, amount already paid to the developer and the balance.
  • Check the original documents: sale contract and appendices, payment receipts, guarantee letter, and any bank mortgage.
  • Sign the contract transfer document using the developer’s template and conditions; notarise or certify it where the law requires.
  • Pay the applicable taxes and fees; the developer confirms the transfer and the new buyer continues the remaining instalments.

Taxes and fees on transfer

  • Seller’s personal income tax: usually 2% of the transfer price.
  • Registration fee: usually 0.5% where applicable; the basis and timing depend on the transaction.
  • Notary fees, any developer processing fee and service fees.
  • Who pays each item is agreed between the parties and should be written into the documents.

Bank financing (indicative)

The April 2026 sales pack included a loan offer from Hong Leong Bank Vietnam: terms up to 30 years, lending up to 80% of the collateral value, introductory rates from 9.20% a year, then the bank’s base rate (10.60% from 15 April 2026) plus a margin.

This was an April 2026 proposal, not a loan approval or a current rate. For a resale, financing also depends on whether the bank accepts the contract transfer, and on each buyer’s income and appraisal.

FAQ

Frequently asked questions

Persa Place is sold out — can I still buy?

Yes, through a transfer of an existing sale contract. Happy Land searches for units to match your needs; no specific unit or asking price is verified yet.

Is it safe to buy a unit before the pink book is issued?

Transferring a sale contract for future housing is common, but you should check the original contract, payments, guarantee letter and any mortgage, and obtain the developer’s confirmation.

What taxes apply to a transfer?

Personal income tax is usually 2% of the transfer price; the registration fee is usually 0.5% where applicable. Who pays is agreed between the parties.

Do the launch discounts and interest support still apply?

Not by default. The May 2026 policy was tied to the launch; any incentive must be confirmed in a document that is currently in force.
